POSITION SUMMARY
Under the direction of the Senior Leadership Team the Maintenance Worker II is responsible to carry out operational, repair and preventative maintenance duties for the physical plant and systems, and other specialized equipment associated with Golden Links Lodge. In the absence of the Maintenance Worker I, will carry out related duties and responsibilities for Grounds / Building Envelope and assist in admission preparation as well. Ensures all safety and other requirements are maintained, including Manitoba Health Standards for Personal Care Homes:
• Works within the framework of the Golden Links Lodge Mission, Vision and Values, and in accordance with its policies and procedures.
• Respects Residents Rights at all times.
QUALIFICATIONS
1) Education and Experience
• Five (5) years experience (minimum) in trades related maintenance such as electrical, plumbing, refrigeration, carpentry, drywall and painting up to the Journeyman level.
• Proficiency in building maintenance trades practices including electrical, plumbing, HVAC and refrigeration required.
• Successful completion of Grade 12 required.
• WHMIS training.
• Working knowledge of air handling units, pneumatic controls and Direct Digital Controls (DCC) desirable. A 5th Class Department of Labour Power Engineering certificate is required.
• Computer proficiency in Microsoft Office required.
• Required to have a valid Manitoba Driver’s Licence and use of personal vehicle.
• HIPPO Preventative Maintenance experience preferred.
• A combination of education and experience will be considered.
2. Other
• Provide clear direction regarding work order requests to Maintenance Worker I and casual maintenance workers.
• Ability to read, write, comprehend and speak fluent English required.
• Ability to read, understand and follow equipment manuals, schematic diagrams, etc.
• Physically able to carry and transport tools and equipment on ladders and platforms up to 34 kgs; ability to handle heavier loads with the assistance of wheeled carts and other devices. Working from scaffolds, high level platforms and n confined spaces and enclosures is required.
• Demonstrated knowledge of WHMIS guidelines and interpretation of MSDS sheets required. Adheres to safety principles.
• Available for on-call and occasional scheduling on evenings and weekends.
• Ability to work independently and as a team member.
• Good physical and mental health and manual dexterity required.
• Clean, neat appearance, in accordance with GLL dress code.
• Effective problem-solving skills.
• Effective interpersonal and communication skills required.
• All hires require a Criminal Record and Adult Abuse Registry check.
• Understands and respects Residents’ rights and privacy.
• Presents a courteous, cooperative and professional manner and attitude to both Residents and Staff while performing required duties.
POSITION RESPONSIBILITIES & DUTIES:
• Required to perform installation, maintenance or repair routines, up to the journeyman level, on mechanical, electrical, air, domestic and well water, steam, drain and sewage or other building systems and equipment in order to maintain operational status.
• Required to repair electrical, mechanical, controls, and specialized equipment (such as Patient Lifts) within moderate complexity.
• Required to report to the Senior Leadership Team all concerns related to Golden Links Lodge such as progress on projects or concerns as general safety, faulty mechanical equipment, electrical, structural or other related concerns as are discovered during the course of daily duties.
• Required to participate in Fire and Life Safety Programs as assigned. Will also assist in training other staff. Will carry out safety inspections as assigned.
• Required to perform monthly fire drills and communicate deficiencies with Manager of Support Services.
• Participates in the Golden Links Lodge Quality and Risk Management Program including the completion of audits and participates on various related committees.
• Participates in Golden Links Lodge Emergency Response Plans.
• Participates in Workplace, Safety and Health Committee meetings.
• Attends and participates in meetings called by the Senior Leadership Team.
• Required to maintain Log books and records, enter data to the computer, and initiate work orders from the computer and other basic computer related work as assigned.
• Required to keep areas such as the mechanical rooms, workshop and crawlspaces in a clean and organized manner.
• Required to take stand-by duty as assigned, responding to emergency calls by on-duty staff and attending at the Facility as necessary. Will consult with On-Call to resolve problems encountered, if beyond the scope for independent action.
• Required to clear snow by shovel, snow blower or rented equipment, as necessary, to keep a clear access to the Facility for emergency vehicles and walk-in access. In consultation with the Senior Leadership Team or On-Call, will call in a snow removal contractor or rent equipment as required. Ensures all surfaces are safe through ice chipping, use of ice-melt compound and application of sand as necessary. If casual help is employed, will ensure that supervision is provided and that routines, procedures and safety measures are followed.
• Required to remove garbage from the garbage room, the maintenance workshop and other related areas on a daily basis according to established procedures.
• Obtains quotations for repair work or equipment requested. Participates in discussions regarding priority setting for physical plant and equipment.
• Required to assist other departments with technical concerns related to departmental equipment or the building operation.
• Required to use and maintain departmental tools and equipment in a manner consistent with good tradesman like practice. Building equipment (i.e. boilers, fans, compressors, and power drain cleaner, and similar equipment) are to be kept in a clean and well maintained condition. Tools and equipment are to be kept as secure as possible at all times to prevent loss.
• Required to move equipment and furniture within the facility or set up rooms for meetings or Resident activities.
• Required to ensure Selkirk Laundry carts are transported to and from the receiving area/basement and may be required to assist loading/ unloading the truck on delivery days.
• May be required to assist in Resident Activity Programs such as, but not limited to, the Western Days BBQ, the Fall Tea or the Christmas Program.
• May be required to change regular shift hours for a short period of time with reasonable notice, in order to facilitate work on special projects, routines or occasions.
• May be required to pick-up or deliver materials or items for the department/facility and be requested to assist with transportation.
• May be required to pick up pick-up and deliver equipment for repair.
• May be required to wash exterior and interior windows as assigned.
SUPERVISION RECEIVED
• Required to work with a minimum of supervision after initial direction.
• Receives direction verbally and/or through written Work Request Forms, Work Orders, Preventative Maintenance Tasks, Established Routines, Policies, and Procedures.
MACHINES AND EQUIPMENT
• Operation of, but not limited to, the following:
Hand tools, Radial Arm saw, measuring equipment (i.e. meters, gauges, etc.) paint mixer, paint brushes/ rollers, power tools, air compressor, hand dolly, moving cart, fire extinguishers, drain clearing auger machine, grounds and snow clearing equipment.
OTHER
• Provides regular communication with the Lead Hand – Housekeeping and Laundry, Senior Leadership Team and co-workers as it relates to daily departmental activities, projects and long-term goals of the Department.
• Demonstrates respect for Residents, their family members/ visitors and belongings required at all times.
• Works as part of the Golden Links Lodge interdisciplinary team.
• Performs other duties as assigned.
This position requires a current satisfactory Criminal Records Check (including Vulnerable Sector Search), Child Abuse Registry Check and Adult Abuse Registry Check as conditions of employment. The successful candidate will be responsible for any service charges incurred. A security check is considered current if it was obtained no more than six (6) months prior to the start of employment.
